Additionally, the assessmludes: <br /> • A cross check with information contained in database programs such as the <br /> NPL, CERCLIS, and other governmental databases. <br /> • Visual observation of the adjacent properties to identify high-risk neighbors <br /> and or the potential for a problem to migrate onto the site <br /> 2.2 Special Terms and Conditions <br /> The assessment is based upon the following terms and conditions and are as follows: <br /> • A search of specified governmental databases following ASTM Standard <br /> (E1527-00) to identify and map nearby sites with potential or existing <br /> environmental liabilities. <br /> • A physical site survey and evaluation of the site for evidence of potential <br /> environmental concerns <br /> • Limitations of the ASTM Standard and recommendations for mitigation of <br /> any hazardous conditions <br /> 2.3 Limitations and Exceptions <br /> This assessment was limited to the data reviewed and a physical survey of the site and the <br /> surrounding area. <br /> 3.0 SITE DESCRIPTION <br /> The site is in the city of Woodbridge, California. The property is described as the southern <br /> eleven (11) acres of APN: 015-020-61. The subject property is currently zoned agricultural <br /> (AG-40). The surrounding properties to the north and west are agricultural. The properties <br /> to the south and east are residential, a golf course,and city sewer pli City water and sewer <br /> will serve the site, electricity and natural gas is provided by PG&E. <br /> 4.0 RECORDS REVIEW <br /> 4.1 Governmental Databases <br /> A search of specified governmental databases according to ASTM standard(E-1527-00)was <br /> conducted to map sites with potential or existing environmental liabilities within a one-mile <br /> radius of the target site. Reference the Online HAZMAT Archives&Records Access Report <br /> Dated: October 13, 2004 a copy is in the appendix of this report. <br /> The data search review showed the following: <br /> • NPL (National Priorities List) The NPL is the EPA's database of hazardous <br /> waste sites identified for remedial actions under the Superfund program. <br /> The current NPL was reviewed.
