March 25,2005
NOA Project Number: E05003A
2.3 USGS Topographic Maps
The topographic quadrangles depicting the subject property are the U.S.Geological Survey,Avena and
Manteca, California, quadrangle maps. One 7.5-minute map of the Avena quadrangle dated 1952,
photorevised 1968,minor revision 1994 was available at NOA. One 7.5-minute map of the Manteca
quadrangle dated 1952, photorevised 1987 was available at NOA. The same maps were available
through Microsoft Terraserver3.
In the maps, the subject property is depicted as vacant land crossed by Temple Creek. The property
is shown at approximately 60 feet above mean sea level and sloping down to the southwest at a rate of
approximately five feet per mile. Two wells are depicted on the property. Surrounding land is shown
to be vacant, with the exception of one building cluster to the west.
These maps are included in Appendix C of this report. NOA's ability to interpret the land uses is
limited by the scale of the maps.
2.4 Interviews
An attempt was made to obtain historical as well as current information relative to the subject property
from the property owner or key site manager of the property. An Environmental Questionnaire and
Disclosure Statement was completed by Mr.James Boersma of Wildwood Ranch,LLC. A copy of his
responses has been included in this report as Appendix E.
In his responses to the questionnaire,Mr.Boersma indicated that Wildwood Ranch,LLC purchased the
property in 2003 from Sacramento Valley Farm Credit. He did not know the dates of ownership by that
entity. Mr.Boersma indicated that corn and tomatoes were grown on the property in 2004 but that the
property is not currently being farmed. The property was previously a vineyard for many years but was
abandoned in 2001,he noted. Mr.Boersma stated that two 1,000-gallon diesel tanks used to power the
irrigation pumps are located on the subject property.
Mr.Boersma was interviewed by telephone on March 24,2005. At this time,he indicated that Mr.Jose
Villanueva, one of the current partners, farmed the property for many years and that the vineyard was
planted at least 30 to 40 years ago. He stated that one of the above-ground storage tanks may have been
removed from the property. According to Mr. Boersma, the property has both drip irrigation and a
sprinkler system connected to the irrigation wells.
3N icrosoft Terraserver,2004,terraserver.homeadvisor.msn.com/default.aspx.
4 .044
