March 25,2005 <br /> NOA Project Number: E05003A <br /> This report has been formatted to correspond to the San Joaquin County Environmental Health <br /> Department's Surface and Subsurface Contamination Report Requirement Checklist, dated July 14,2003. <br /> This report was prepared for the exclusive use of Wildwood Partners and the San Joaquin County <br /> Environmental Health Department (EHD). NOA specifically disclaims any responsibility for any <br /> unauthorized use of this report. <br /> 1.0 INTRODUCTION AND PROPOSED DEVELOPMENT <br /> 1.1 Description of Site <br /> The subject property is located on Wildwood Road between Jack Tone and Murphy Roads, <br /> approximately five miles southeast of Stockton,California. The property consists of a square,158-acre <br /> parcel(APN 203-140-01)which is currently covered in seasonal grasses three to five feet high. Temple <br /> Creek crosses the subject property running east-west, and an irrigation pumping station is located on <br /> the creek at the center of the property. A single shed is located at the northeast corner of the property. <br /> Two irrigation wells are located on the property. / 1 <br /> According to the San Joaquin County Community Development Department web site', the subject <br /> property is zoned AG-40, general agriculture with a minimum parcel size of 40 acres. This zoning <br /> designation"is established to preserve agricultural lands for the continuation of commercial agricultural <br /> enterprises." <br /> Location maps of the subject property are attached to this report as Appendix A. Photographs of the �/•�j\ <br /> subject property are attached to this report as Appendix B. <br /> 1.2 Proposed Development <br /> Mr.James Boersma indicated in his responses to NOA's environmental questionnaire(signed and dated <br /> March 2, 2005) that he plans to subdivide the subject property into four 40-acre parcels with an <br /> easement down the center. The reason for the subdivision,Mr.Boersma indicated,is that he needs a <br /> right-of-way to the subdivision to the north. The 40-acre parcels may be used as home sites,he stated. <br /> A tentative parcel map showing the proposed right-of-way was provided to NOA by Quartaroli & <br /> Associates; the proposed right-of-way is depicted on the site map in Appendix A. <br /> Mr.Boersma was interviewed by telephone on March 24,2005,at which time he stated that his farming C� <br /> partnership plans to replant the property with vineyard and continue to farm the non-residential <br /> portions of the property even after the sale of the parcels for home sites. <br /> 'San Joaquin County Community Development Department,2004,www.co.san-joaquin.ca.us. <br /> 2 '044 <br />
