wine tasting room and barrel storage using an existing 3,750 square foot <br /> building, as shown on the Site Plan dated July 21, 2008. The Boutique <br /> Winery shall have a production capacity of 201 to 3,500 gallons of wine. <br /> The wine tasting room shall be limited to 2,000 square feet. Up to thirty <br /> percent (30%) of the Wine Tasting Room Area may be used for a retail <br /> sales area. The project includes up to four (4) marketing events per <br /> calendar year. (Use type: Wineries and Wine Cellars, Winery) <br /> c. CAPITAL FACILITY FEE: This project may be subject to the Capital <br /> Facility Fee. If the Capital Facility Fee is applicable, the County shall collect <br /> the fees before the issuance of any building permits. (Development Title <br /> Section 9-1245.2) <br /> d. BUSINESS LICENSE: The applicant shall secure an approved Business <br /> License prior to the initiation of the use. (Section 7-1000 of the County <br /> Ordinance Code) <br /> e. STORM DRAINAGE: Stormwater drainage shall be retained on-site. The <br /> drainage pattern and corresponding storm drain improvements shall be <br /> shown on the Site Plan. Drainage calculations prepared by a registered civil <br /> engineer or architect shall be included. (Development Title Section 9-1135) <br /> f. PARKING: Off-street parking shall be provided and comply with the <br /> following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be <br /> surfaced and permanently maintained with base material of <br /> appropriate depth and chip seal or alternate surfacing material <br /> approved by the Community Development Department to provide <br /> a durable, dust free surface. Bumper guards shall be provided <br /> when necessary to protect adjacent structures or properties. <br /> (Development Title Section 9-1075.6[i]) <br /> (2) A minimum of 10 parking spaces shall be provided, including 1 <br /> accessible space which shall be van accessible. Accessible <br /> spaces shall be located as close as possible to the primary <br /> entrance (C.C.R., Title 24). (2.5 spaces are required for every <br /> 1,000 feet of building area) (Development Title Section 9-1015.3) <br /> g. ACCESS AND CIRCULATION: The following requirements apply and shall <br /> be shown on the Site Plan: <br /> (1) Access driveways shall have a width of no less than twenty-five <br /> (25) feet for two-way aisles and sixteen (16) feet for one-way <br /> aisles, except that in no case shall driveways designated as fire <br /> department access be less than twenty (20) feet wide. <br /> (Development Title Section 9-1015.5[h][1]) <br /> (2) Any gate, other than gates for pedestrian use only, shall be set <br /> back or recessed a minimum of ten (10) feet from the property line <br /> unless there are at least sixteen (16) feet between the property <br /> line and the edge of the traveled roadway, in which case the <br /> setback requirement is waived. <br />
