Located on the S. side of Woodbridge Rd. , W. of North 99 <br /> Frontage Rd. , N. of Lodi. <br /> APPLICANT: L & S Winger, ETAL APN: 013-220-6 & 7 <br /> INFORMATION: <br /> The site is not located within a Federal Flood Insurance <br /> Administration Designated Flood Hazard Area. <br /> Woodbridge Road has an existing right-of-way width of 60 feet, and <br /> a planned right-of-way width of 60 feet. <br /> RECOMMENDATIONS: <br /> 1. If constructed, driveway approach on Woodbridge Road shall <br /> conform to County Standard R-17 . Encroachment permit shall be <br /> required for work within road right-of-way. <br /> (Ordinance No. 3662 , Streets and Highway Title Section 10-3103) <br /> 2 . The Traffic Impact Mitigation Fee will be required for this <br /> development. The fee is due and payable at the time of <br /> building permit application. (The fee currently is $1, 148 . 00 <br /> per 1, 000 gross square foot of building as "Manufacturing" in <br /> the Lodi area. If there is no building permit required, the <br /> fee will be exempt. If there is a verifiable use within two <br /> (2) years from the date of building permit application, the fee <br /> will be reduced by the credit for area being used.
