-3- <br /> 8. All parking spaces, driveways, maneuvering areas, and <br /> utility access paths shall be paved and permanently <br /> maintained with concrete or asphalt concrete. Bumper guards <br /> shall be provided where necessary to protect adjacent <br /> structures or properties. All parking stalls and driveway <br /> directions shall be delineated. All permanent paving shall <br /> be shown on the Improvement Plan and be installed prior to <br /> issuance of the Certificate of Occupancy and initiation of <br /> the approved use. <br /> 9 . The access gate on the frontage of the property shall be <br /> recessed an appropriate distance to prevent vehicles from <br /> blocking Woodbridge Road while stopped at the gate when it <br /> is closed. <br /> 10. Only one wall-mounted advertising sign shall be permitted as <br /> a part of this approval. <br /> 11. All outdoor trash receptacles shall be contained within a <br /> trash enclosure. The enclosure shall be located on <br /> permanent paving, be designed to accommodate all trash <br /> receptacles, and be constructed on three sides with a solid <br /> wall and gated on the fourth side. The location of the <br /> trash enclosure shall be designated on the Improvement Plan. <br /> 12 . Any proposed lighting for the employee parking area or for <br /> security purposes shall be directed onto the project area <br /> and away from neighboring property, the adjacent railroad <br /> tracks, and Woodbridge Road (Section 9-3704 (c) of the <br /> Planning Title) . Lighting details shall be included on the <br /> Improvement Plan. <br /> 13 . All construction and improvements shall conform to the <br /> approved Site Plan and the Improvement Plan. <br /> 14 . One (1) copy of the Improvement Plan shall be submitted to <br /> the Development Services Division for distribution to the <br /> involved County departments. A Plan Check fee will be <br /> required. <br />
