Soil Suitability and Nitrate Loading Study <br /> GEORGE PROPERTY <br /> 10196 South Priest Road, French Camp, California <br /> 1.0. INTRODUCTION AND PROPOSED DEVELOPMENT <br /> Advanced GeoEnvironmental, Inc. (AGE) has prepared this Soil Suitability and Nitrate <br /> Loading Study (Study) for the property located at 10196 South Priest Road, French <br /> Camp, California (site or subject property). The purpose of this Study is to determine the <br /> potential impact from nitrate loading and the suitability of the subsurface for an onsite <br /> wastewater treatment system (OWTS) due to the proposed development of a residence, <br /> and septic system at the site, and the future use of the property. The study was performed <br /> in accordance with the requirements of Section 9-1105.2(d) of the San Joaquin County <br /> Community Development Department. The scope of work included a soil percolation test, <br /> review of published soil and groundwater information, local septic use and permit <br /> research, and estimated nitrate impact to soil and groundwater at the site. The site and <br /> surrounding area are illustrated in Figure 1. A site plan depicting structures, the locations <br /> of the percolation test hole, and the planned locations of the proposed residence and <br /> septic system are illustrated in Figure 2. <br /> 1.1. DESCRIPTION OF SITE <br /> The location of the site, surrounding properties and general setting is illustrated on the <br /> Lathrop topographic map (7.5 Minute United States Geological Survey (USGS) <br /> Topographic Series, California). The site is located in the central portion of Section 15, <br /> Township 1 South, Range 6 East, Mount Diablo Base and Meridian (Figure 1). <br /> The map shows the property located at an elevation of approximately 20 feet above mean <br /> sea level in an area of low topographic relief. The regional slope of the area is relatively <br /> gentle and dips toward the southwest. <br /> The property is located on the east side of South Priest Road, approximately 200 feet <br /> north of the intersection of South Priest Road and East Galin Road, French Camp, <br /> California. The site consists of a 1.502-acre parcel identified as San Joaquin County <br /> Assessor Parcel Number (APN) 193-220-680. The property is currently vacant with no <br /> structures and there is no listed zoning or land use description with the parcel information. <br /> (Figure 2; Appendix A). <br /> 1.2. DESCRIPTION OF PROPOSED DEVELOPMENT <br /> The property is proposed to be developed with an approximately 2,900-square foot, four- <br /> bedroom residence and septic system in the western portion of the site. The septic system <br /> will consist of a 1,600-gallon septic tank and four 100-foot long leach lines. The new septic <br /> system is proposed to be installed in the central western area of the site, to the west of <br /> the planned residence, and will be connected to the proposed residence.
