d ) CONSISTENCY : Improvement plans and all subsequent development and building applications <br /> within the boundaries of this project approval shall be reviewed by the Community Development <br /> Department and Design Consistency Review Committee ( DCRC ) and found consistent with the <br /> Mountain House Master Plan , Specific Plan IIII , Mountain House Development Title , and other <br /> applicable plans , standards and requirements prior to issuance of any discretionary approvals or <br /> ministerial permits . ( Development Title Section 9 - 205 . 81VI ( b ) ) <br /> Timing : Prior to the approval or issuance of the Building Permits . <br /> e ) COMMON ARCHITECTURAL THEME : The " Eclectic Craftsman " architectural theme shall be <br /> used throughout the project area . Buildings within the project site shall be consistent with the <br /> Design Guidelines for this architectural theme , as provided in the Mountain House Commercial , <br /> Office , and Industrial Design Manual , with attention to common forms , details , materials and colors . <br /> Building details such as entries , columns , articulation of windows , overhangs , trellises , gates , <br /> fences , and furnishings , shall be emphasized . ( Mountain House Commercial , Office , and Industrial <br /> Design Manual , Chapter 4 ) <br /> Note : This condition has been satisfied in a letter dated May 1 , 2020 from Johnson Lyman <br /> Architects , LLP <br /> f) LANDSCAPING : Landscaping shall be provided and comply with the following : <br /> i ) Site Planning and Landscaping shall be provided and comply with the Mountain House <br /> Commercial , Office and Industrial Design Manual . Landscape plans prepared by a Landscape <br /> Architect shall be submitted with the Improvement Plans . <br /> ii ) All final designs for art , site furnishing shall be consistent with the Mountain House Commercial , <br /> Office and Industrial Design Manual . See Attachment " A" letter dated January 11 , 2018 . <br /> Timing : Prior to the approval or issuance of the Building Permits . <br /> g ) PARKING : Off-street parking shall be provided and comply with the following . <br /> i ) All parking spaces , driveways , and maneuvering areas shall be surfaced and permanently <br /> maintained with asphalt concrete or Portland cement concrete to provide a durable , dust free <br /> surface . Bumper guards shall be provided when necessary to protect adjacent structures or <br /> properties . ( Development Title Section 9 - 1015 . 5 [ e ] ) <br /> ii ) 391 parking spaces shall be provided . ( Development Title Section 9 - 1015 . 9M ) <br /> iii ) Each parking stall shall be an unobstructed rectangle , minimum eight and one - half feet ( 8 1/2 ) <br /> feet wide and eighteen ( 18 ) feet long to serve both full sized and compact cars . ( Development <br /> Title Section 9 - 1015 . 51VI ( b ) ) <br /> ( 1 ) Compact Spaces . If parking stalls are not designed to accommodate both full - sized and <br /> compact cars , as specified in Development Title Section 9 - 1015 . 5M ( b ) , compact spaces <br /> shall comprise a minimum of twenty-five percent ( 25 % ) of the total parking spaces required . <br /> iv ) Ail parking stalls and directional arrows must be delineated with paint .
