The <br /> submittal ( 10 sheets ) is dated May 1 , 2020 and was received by my office on May 15 , 2020 . In addition to the <br /> plans , I received two response to comments' letters . <br /> As requested , I reviewed this planning submittal to ensure site planning and Landscape Architectural design <br /> consistency with the County' s Landscaping Regulations as well as the Mountain House Commercial , Office <br /> and Industrial Design Manual ( Manual ) . As you know, the Mountain House Commercial , Office and Industrial <br /> Design Manual provides guidance for development of all private commercial , office , and industrial parcels <br /> within Mountain House . The goal is to create a distinct, unified , and high - level of quality . <br /> Based upon my review of the submittal and our phone conversation on May 21, 2020, 1 offer the following <br /> comments for the County' s review and consideration . <br /> 1 . Many of the previous comments contained within my February 24, 2020 design review memo were <br /> not addressed within the second submittal . <br /> 2 . Project shall comply with applicable sections of the Mountain House Commercial , Office and <br /> Industrial Design Manual . The land use designation for this parcel , located within Town Center, is " C- <br /> C" ( Community Commercial ) . <br /> 3 . Preliminary Site Plan / Wood Rodgers / April 30 , 2020 <br /> a ) Per my previous comments on the Conceptual Landscape Plan dated Nov . 25 , 2019 , landscape <br /> setback (for parking and building ) along Mountain House Parkway shall be 32 feet ( Manual , <br /> Chapter Three , page 3 - 6 ) . Site Plan indicates 12 ft . , 16 ft . , and 20 ft . setbacks . Provide required <br /> 32 ft . setback . <br /> b ) Per my previous comments on the Conceptual Landscape Plan dated Nov . 25 , 2019 , each <br /> Community Commercial Center shall incorporate pedestrian routes through parking lots and <br /> should align with building entries ( Manual , Chapter Three , page 3 - 17 ) .
