Hazelton Avenue <br /> Stockton , CA 95205 <br /> Attention : John Funderburg <br /> Principal Planner <br /> Regards : Design Consistency Review Committee , Second Review <br /> MH Town Center Shopping Center , Phase 1 <br /> John : <br /> have completed a review of the second submittal for the MH Town Center Shopping Center , <br /> Phase 1 . 1 am forwarding architectural review comments for your use . These comments were <br /> discussed in a phone conference with you and Robert Lyman of Johnson Lyman Architects . <br /> Provided for review were two 11x17 print sets , dated 5 - 1 - 20 comprising 10 sheets . These included : <br /> a color rendering of the main Safeway retail space , with project data on the cover sheet ; an <br /> engineering site plan by Wood Rodgers ; a colored landscape site plan with plan palette and <br /> enlarged sample pavement and gathering spaces , and site furnishing photos by cdpc ; six sheets of <br /> elevations ( all buildings all sides ) ; and a color & material sheet illustrating colors , masonry , fabric <br /> awnings , lighting and site furniture with additional storefront section , and enlarged elevation with <br /> call outs for materials . <br /> General Comments <br /> 1 . It appears the provided parking is below the called for threshold , but reasons were suggested for <br /> the allowance of this shortfall . Also , there are recycling and refuse enclosures at intervals around <br /> the site , Approvals for parking count, and all refuse/recycling locations, to be determined by <br /> SJCCDD. <br /> 2 . The architectural style proposed is acceptable and in line with that called for . It is a combination <br /> of Shingle Style elements and Craftsman Style elements to good effect . There are several tower <br /> like architectural expressions with hipped roofs ( 2 on Market space , 1 at Shop A ) , and one flat <br /> roofed octagonal element at Shop C .
