The smaller retail spaces noted on the site plan as Shop A , Shop B , Shop C ( also called Pad 1 ) , <br /> and Fuel Center , seem appropriate in their scale and detail . We are requesting no further <br /> embellishment . But we draw your attention to the long range viability of fabric awnings , and an <br /> issue of very likely short longevity and maintenance . While these are accents that provide a nice <br /> alternative scale , we might recommend the consideration of another material entirely , that may <br /> accomplish sun / rain protection but last longer . <br /> 2 . The main gable and flanking arcade areas of the grocery building need a bit more attention . The <br /> scale of the building is quite large , and the most important of the elements ( the Safeway entry <br /> gable face ) , has perhaps the least level of detail . We recommend the following additional details : <br /> A . For each expressed horizontal corbel element up and down the gable , we would like to see a <br /> vertical plate below the corbel , and a diagonal strut or kicker . These will provide a little more <br /> penetration of the trim color element into the large gable and additional shadow lines . To <br /> accomplish this we expect the Safeway sign and Logo will perhaps need to be lowered slightly to <br /> enable a diagonal kicker ( at about 60 degrees ) and plate to not be too tight/close to signage . <br /> B . The masonry elements ( in this case cast concrete pieces ) at the base of the four main columns <br /> of that gable need to be reconsidered . First they need to come up higher ( instead of 1 / 3 of the way <br /> up the opening , they need to be 213 of the way up the opening . We also think both the Shingle and <br /> Craftsman styles would be better reflected by these elements being stone , with a stone cap . Also a <br /> possibility might be clinker brick , or iron point brick , with a rounded bull nose cap element at the <br /> top . These should be slightly battered /angled in the roughly north south axis (wider at the base <br /> than at the cap ) , This height will provide better visibility for this enhanced material over cars and <br /> landscape elements . <br /> C . We feel the same stone/cap , or brick/cap , but without battered /angled and at 1 /3 of the way up <br /> the column element , will be fine for the adjacent arcades to the south of the main entry gable down <br /> to the tower element . <br /> D . The cast concrete elements shown as bases for the trellis columns seems fine , but careful <br /> consideration of their color should be given in the sand /tan / light brown range . Integral color for the <br /> cast concrete both here ( and at the fueling station ) would be required . This should allow better <br /> longevity should they become dinged by carts or vehicles in the future . <br /> Color & Materials <br /> Please submit final color scheme/ material boards at next submittal ( to include actual color chips , <br /> and photographs of actual awning material , stone/caps , and cast concrete materials and trims ) . <br /> Please contact me with any questions regarding any of the above comments .
