DEPARTMENT OF PUBLIC WORKS <br /> Conditions of Approval : <br /> a. The frontage improvement for Johnson Road shall be <br /> constructed in conformance with the standards for one-half <br /> of a 50:-foot right--of-way rural street . The construction of <br /> the frontage improvements will be deferred , upon execution <br /> by the owner of a Deferred Frontage Improvement Agreement , <br /> prior to approval of the Improvement Plan. (A $250 . 00 fee <br /> is required for processing per Ord. No. 3337 in addition to <br /> a copy of the Grant Deed and an Engineer ' s estimate with a <br /> typical section drawing on a form to be supplied by the <br /> Public Works Department. ) <br /> Ordinance Requirements: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project . Other Ordinance Requirements may also <br /> apply. Ordinance Requirements are not appealable . <br /> b. An Improvement Plan, prepared by a registered Civil <br /> Engineer, showing drainage , driveway access details , on-site <br /> parking , existing and proposed utility services , and <br /> grading , shall be submitted to the Department of Public <br /> Works for approval . <br /> C. Dedication to result in a twenty-five foot ( 25 ' from the <br /> centerline of Johnson Road to the property line) wide right- <br /> of-way shall be required across the frontage of APN 023-100- <br /> 19 . <br /> d. Dedications , improvements , and permits shall be as required <br /> by Caltrans along the frontage of State Highway Route 12. <br /> e . An Encroachment Permit shall be required for work within the <br /> road right-of-way. <br />
