DEPARTMENT •OF PUBLIC WORKS <br /> Conditions of Approval : <br /> a . The frontage improvement for Johnson Road shall be <br /> constructed in conformance with the standards for one-half <br /> of a 50-foot right-of-way rural street. The construction of <br /> the frontage improvements will be deferred , upon execution <br /> by the owner of a Deferred Frontage Improvement Agreement, <br /> prior to approval of the Improvement Plan . (A $250.00 fee <br /> is required for processing per Ord . No. 3337 in addition to <br /> a copy of the Grant Deed and an Engineer ' s estimate with a <br /> typical section drawing on a form to be supplied by the <br /> Public Works Department. ) <br /> Ordinance Requirements: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply . Ordinance Requirements are not appealable. <br /> b. An Improvement Plan , prepared by a registered Civil <br /> Engineer, showing drainage, driveway access details, on-site <br /> parking , existing and proposed utility services, and <br /> grading , shall be submitted to the Department of Public <br /> Works for approval . <br /> C . Dedication to result in a twenty-five foot ( 25' from the <br /> centerline of Johnson Road to the property line) wide right- <br /> of-way shall be required across the frontage of APN 023-100- <br /> 19. <br /> d . Dedications, improvements, and permits shall be as required <br /> by Caltrans along the frontage of State Highway Route 12. <br /> e. An Encroachment Permit shall be required for work within the <br /> road right-of-way. <br />
