1 <br /> 1.0 EXECUTIVE SUMMARY <br /> 1 Avalon Environmental Consultants Inc. (Avalon) conducted an additional Phase li <br /> Environmental Assessment of Soil and Groundwater at the request of Kashmir Singh and <br /> Dalwindner Dhoot, the owners of the subject property The assessment was performed <br /> at Joe's Truck Plaza located at 15600 South Harlan Road and at 15550 South Harland <br /> Road, which is an adjacent self storage facility located north of the subject property Both <br /> 1 of the properties are located in the City of Lathrop, County of San Joaquin, California, and <br /> the work was performed on February 8, 2002 The subject property is currently a gasoline <br /> service station providing service for automobiles and large diesel tractortrailer trucks The <br /> subject property consists of a square lot, approximately 300 feet by 300 feet with a <br /> rectangular mini mart and two dispenser areas One of the dispenser areas is intended for <br /> 1 automobile use and the other is intended for large truck re-fueling Underground USTs <br /> have been located on the subject property since the early 1970's <br /> The purpose of this investigation was to better define, if possible, the limits of an MTBE <br /> plume in groundwater emanating from the subject property and to install four additional <br /> 1 groundwater monitoring wells Three monitoring wells were installed to the north and <br /> northeast at an adjacent self storage facility, and one deep monitoring well was installed <br /> on the subject property Soil samples were collected every five feet and select soil <br /> samples were analyzed <br /> 1 . Based upon the results of this investigation Avalon concludes that the MTBE plumes <br /> migration horizontally is limited in extent Detections of MTBE were made in the deep <br /> well, however, continued monitoring will be necessary in order to determine if deep <br /> groundwater has been impacted <br /> 1 2.0 INTRODUCTION <br /> This report presents the results of the Additional Phase II Environmental Assessment of Soil <br /> and Groundwater conducted by Avalon and data from previous investigations at Joe's <br /> Truck Plaza located in Lathrop, California See site location map, Appendix I <br /> 1 <br /> A Preliminary Site Assessment Report, conducted by Advanced GeoEnvironmental Inc <br /> (Advanced), identified two areas of concern at the subject property One concern <br /> consisted of elevated levels of diesel fuel in the groundwater near a 12,000 gallon <br /> underground diesel UST located in the southern portion of the subject property The <br /> 1 highest levels of diesel encountered was 320,000 parts per billion (ppb) The other area <br /> of concern was noted in a boring placed in the area of the underground storage USTs <br /> consisting of a 10,000 gallon unleaded, 8,000 gallon diesel, and a 6,000 gallon diesel <br /> located in the northern portion of the subject property.
