Item No .
PC : 1-22-87
MS-87-33
Page 2
large, for access through or use of property within the pro-
posed subdivision because a public road has been included in
the subdivision design to meet the public need.
8 . Any land or improvements to be dedicated to the County are
consistent with the General Plan because appropriate dedica-
tion for a public road and future off-site improvements are
being proposed.
9 . The design of the subdivision provides, to the greatest
extent feasible, for the future passive or natural heating
opportunities in the subdivision because the parcels are
large enough to allow for future development to be designed
to maximize solar access .
PROJECT DESCRIPTION
The applicant proposes to subdivide a 21 . 45-acre parcel into
eight ( 8 ) industrial parcels with access to be provided by an
84-foot-wide cul-de-sac street approximately 850 feet long.
Section 9-9346 of the Planning Title limits the length of a dead-
end street to 600 feet except where existing physical conditions
make such limitation of length impractical and not more than 20
homes are served, in which case the Planning Commission has the
authority to waive the requirement . Seven of the eight proposed
parcels will have access to the proposed cul-de-sac (Wilson Way
Court ) . Parcel 1 contains an office and glass fabrication faci-
lity and has existing access on Wilson Way. Access will be
restricted from Wilson Way to all other parcels .
All parcels will be provided public water and sewers . Drainage
will be terminal and directed to the existing storm drainage pond
to the southwest . No development can be permitted without provi-
sion for all public services, and all development must conform to
the Flood Ordinance.
The project qualifies as a Minor Subdivision application based on
Section 66426 (c) of the State Subdivision Map Act , which permits
divisions of parcels zoned for industrial or commercial develop-
ment and having approved access to a public road. Should the
project be approved, a parcel map can be recorded.
