A , <br /> AUG 2 4 2604 <br /> AGREEMENT <br /> FOR PURCHASE AND SALE OF REAL PROPERTY <br /> This AGREEMENT dated AUG 17 2004 is made <br /> and entered into by and between the CITY OF STOCKTON , a municipal <br /> corporation in the County of San Joaquin , State of California , the "CITY , " and <br /> COUNTY OF SAN JOAQUIN , a political subdivision in the State of California , the <br /> "COUNTY. " <br /> RECITALS <br /> WHEREAS , COUNTY is the owner of that certain real property located at 130 <br /> North Hunter Street, Stockton , Assessors Parcel Number 139- 120-02 and as <br /> more fully described in the attached Exhibit "A" , which is incorporated herein by <br /> L' this reference (hereafter referred to as "the Property") ; and <br /> WHEREAS , the Property is presently improved with a single-story building used <br /> by COUNTY for vehicle parking ; and <br /> WHEREAS , CITY desires to construct a parking structure for the Central Parking <br /> District in order to increase the supply of public parking in Downtown Stockton <br />! and to provide for present and future parking needs in the immediate vicinity of <br /> many of its downtown revitalization projects; and <br /> WHEREAS , COUNTY is willing to convey fee title to the Property to CITY to <br /> allow for demolition of the current building and construction of a new parking <br /> F structure in exchange for payment of agreed price certain payments and/or <br /> r <br />! parking rights in CITY-owned parking structures ; <br /> NOW, THEREFORE , this Agreement shall memorialize the terms and conditions <br /> of the agreement between CITY and COUNTY for conveyance of the Property . <br /> AGREEMENT <br /> IT IS AGREED BY AND BETWEEN THE PARTIES AS FOLLOWS : <br /> 1 .
