SOIL SUITABILITY STUDY <br /> Introduction <br /> Live Oak GeoEnvironmental, Inc. (Live Oak) was contracted by Annette and Todd <br /> Roddan to conduct a Soil Suitability Study and Nitrate Loading Study for the property <br /> located at 23563 South Manteca Road, Manteca, California (Plate 1). <br /> The Soil Suitability Study and Nitrate Loading Study are combined under this report <br /> cover and presented as two sections of this report. The formatting of the report has <br /> been designed to follow the recommendations of the San Joaquin County <br /> Environmental Health Department as described in its Soil Suitability Study <br /> Requirements Checklist and Nitrate Loading Study Requirements Checklist. <br /> The Soil Suitability Study was conducted to determine whether the soils are suitable for <br /> use with a septic system. The study was performed according to the requirements of <br /> Section 9-1105.2(d) of the San Joaquin County Development code. <br /> Proposed Development <br /> According to the San Joaquin County Community Development Department, the project <br /> consists of "a small off-site wine cellar to include a vineyard, construction of an off-site <br /> cellar building, approximately 5,600 square feet, construction of an office building, <br /> approximately 2,000 square feet, construction of a restroom building, approximately 400 <br /> square feet" (Plate 2). <br /> Site Description <br /> The Site is composed of Assessor's Parcel Number (APN) 226-110-46, approximately <br /> 14 acres in size. The Site is located at 23563 South Manteca Road, Manteca. The San <br /> Joaquin County Community Development Department lists the additional address of <br /> 23601 South Manteca Road for the Site; this address is associated with the Roddans' <br /> home, also on the parcel. <br /> The Site has been used recently as a nursery. The house, a nursery building, and a <br /> storage building are currently located on the Site. The remainder of the Site is growing <br /> and display areas for the nursery, as well as almond orchard on the southern side (Plate <br /> 3). <br /> The elevation of the Site, according to a United States Geological Survey topographic <br /> map, is approximately 31 to 35 feet above mean sea level.
