According to the San Joaquin County Community Development Department <br /> (www.co.san-joaquin.ca.us), the Site is zoned AG-40, General Agriculture with a <br /> minimum parcel size 40 acres. This zoning designation "is established to preserve <br /> agricultural lands for the continuation of commercial agriculture enterprises." <br /> Existing and Proposed Septic Tank Usage <br /> Existing Septic System <br /> Two septic systems are currently located on the Site, one to serve the house, and one <br /> to serve the nursery building (Plate 3). <br /> Proposed Septic System <br /> The Roddans propose to construct two new septic systems, one to serve the wine cellar <br /> and one to serve the tasting room and office (Plate 2). <br /> On-Site Septic Permit History <br /> The San Joaquin County Environmental Health Department septic permit files were <br /> searched for the Site addresses. The following two permits were identified: <br /> • May 2002 permit for new septic system at house. The permit indicates a 2,000- <br /> gallon tank and four 80-foot leach line (23601). <br /> • April 2007 permit for new septic system at nursery. The permit indicates a 1,200- <br /> gallon tank and three 100-foot leach line (23563). <br /> These permits have been included in Appendix 4 of this report. <br /> Existing Septic Tank Usage in the Vicinity <br /> To estimate the septic system usage in the area, our office counted septic systems that <br /> exist within approximately one square mile surrounding the property. Air photo imagery <br /> from Google Earth was used. Each building cluster on the photo was assumed to have <br /> one septic system. Using this method, it is estimated that at least 32 septic systems per <br /> square mile are located in the immediate vicinity of the Site. <br /> The general area consists of orchards and open, agricultural land with scattered rural <br /> residences along the roadways. <br /> Septic Permit History in the Vicinity <br /> Based on a review of septic permits on file at the San Joaquin County Environmental <br /> Health Department for nearby properties, it appears that most septic systems in the <br /> LOGE 1908 Page 2 <br />
