Conditions of Approval <br /> MS-87-24 /SA-88-24 <br /> Unless otherwise specified below, the property owner (s) shall <br /> be responsible for fulfilling all conditions of approval before <br /> filing the recording document approved for MS-87-84 . <br /> 1 . Plain View Water District: <br /> No improvements may be constructed within the District' s right <br /> of way without prior written approval from the District. The <br /> right of way is located along the west property line of parcel <br /> A, the 47 . 6-acre parcel. <br /> 2 . Local Health District: <br /> a. The property owner of the remainder parcel , the 65 . 4-acre <br /> parcel shall obtain approval of a 100% replacement area <br /> for the existing sewage disposal system. No future improve- <br /> ments shall be allowed within the designated replacement <br /> area without prior written approval from the District. <br /> /b. The water well on parcel A must be installed under permit <br /> I/ and inspection of the Health District. The well will <br /> require a minimum of 100 feet of cement grout seal and <br /> be located (: 50 feet from any potential source of contamin- <br /> ation. The well and the potable water line to the plant <br /> must be protected by an approved back-flow prevention <br /> device. <br /> C. The sewage disposal system on parcel A must be installed <br /> under permit and inspection of the Health District. <br /> 3 . Department of Public Works : <br /> a. The owners of parcel A and the remainder parcel shall <br /> enter into an agreement with San Joaquin County to parti- <br /> cipate in an Area of Benefit for the following: <br /> (1) Improve Schulte Road from the project site to <br /> Patterson Pass Road to County standards for a 60-foot <br /> right-of-way industrial road. Such improvements <br /> shall include pavement widening to 40 feet and corres- <br /> ponding bridge widening and upgrading of the structural <br /> roadway section. <br /> (2) Improve Patterson Pass Road from I-580 to I-205 , <br /> which includes pavement widening to 40 feet and cor- <br /> responding bridge widening and upgrading of the struc- <br /> tural roadway section. <br /> b. The upgrading of the structural roadway sections on Schulte <br /> Road and Patterson Pass Road, as stated in 3a (1) and 3a (2) <br /> above, shall be based on traffic impact analysis acceptable <br /> to the County. <br />
