Conditions of Approvel page 2 <br /> C . Frontage improvements are required on Schulte Road along <br /> the frontage of Parcels A which consist of , but are not <br /> limited to, curb, gutter, pavement widening , and drainage <br /> facilities . The improvements of curb, gutter , pavement <br /> widening, and drainage facilities are the sole responsi- <br /> bility of the property owner and may be deferred at the <br /> sole discretion of the Department of Public Works . In <br /> such event, the property owner shall enter into a deferred <br /> frontage improvement agreement with the County. <br /> d. An Improvement Plan showing future roadway frontage improve- <br /> ments on Schulte Road, on-site storm drainage , sanitary <br /> and sater wystems , and grading shall be submitted to the <br /> Department of Public Works for approval. <br /> e. The storm drainage run-off of each parcel shall be retained <br /> on-site . The improvement plan required in condition no. <br /> 3d shall include details for a separate storm drainage <br /> system, which system shall be constructed under the terms <br /> of a deferred improvment agreement between the County <br /> and the property owner of the remainder parcel. <br /> 4 . Planning Division <br /> a. The approved tentative map shall expire on December 22 , <br /> 1989 . <br /> b. The parcel map for Minor Subdivision Application No. MS-86-83 <br /> shall be recorded prior to the filing of the recording <br /> document approved for MS-87-84 - <br /> C . Building permits for SA-88-24 shall not be issued prior <br /> to the fulfillment of condition no. 4b. <br /> 5 . Buildinq Inspection Division: <br /> a. The following Uniform Building Code and San Joaquin Ordinace <br /> requirements will be applicable and shall be incorporated <br /> in the construction plans before submittal to the Building <br /> Inspection Division: <br /> (1) The proposed building shall be provided with an automatic <br /> fire sprinkler system or divided into areas less <br /> than 6 , 000 square feet by area separation walls . <br /> (2) Provide restrooms conforming with all disabled access <br /> requirements (C.A. C. , Title 24) . <br /> b. A grading plan shall be submitted and approved and a grading <br /> permit issued by the Building Inspection Division prior <br /> to performing any excavation or filling of earth material: <br />
