t ' CONDITIONS OF APPROVAL MS-87-47 Unless otherwise specified , all conditions of approval must be fulfilled prior to the filing of the Parcel Map . 1 . PUBLIC WORKS DEPARTMENT a . A Parcel Map is required . b. Frontage improvements are required on Schulte Road along the frontage of Parcels A , B , and C in conformance to County standards for a 60-foot right-of-way , industrial street . The improvements , which consist of pavement widening to 34 feet , and drainage facilities , will be deferred for the development of Parcel B . The owner shall enter into a Deferred Frontage Improvement Agreement with the County prior to the approval of the Parcel Map . C. The deferred frontage improvement agreement along Parcels A , B and C , as stated in l . b . above , shall become due concurrently with the development of Parcel A. d . The owner shall enter into an agreement with San Joaquin County to participate in an Area of Benefit prior to the approval of the Parcel Map for the off-site improvements on Patterson Pass Road , its interchange with I-205 , and the widening of the bridge on Patterson Pass Road over the Delta-Mendota Canal . The area of benefit fee for each parcel shall be payable at the time of development of each of the Parcels A , B and C , so long as the Board of Supervisors form such an Area of Benefit . The owner may deposit with the County the estimated Area of Benefit fees prior to the formation of the Area of Benefit in order to obtain necessary building permits . The area of benefit fees for the Patterson Pass Road , I-205 and Patterson Pass Road bridge improvements shall not exceed $6 ,000 .00 per acre . e . Concurrently with the development of Parcel A , the owner shall construct the intersection improvements at Patterson Pass Road and Schulte Road .
