f . When development of Parcel C exceeds 75% of its <br /> area ( 40 .05 acres ) , or when the average daily <br /> traffic ( ADT ) exceeds 3 , 000 on Patterson Pass <br /> Road , the Public Works Department shall determine <br /> if the reconstruction of Patterson Pass Road , <br /> excluding bridge widening , from I-580 to I-205 is <br /> warranted . If the County determines that said <br /> improvements to Patterson Pass Road are warranted , <br /> the developer shall construct said improvements <br /> and become the beneficiary of the Area of Benefit . <br /> g . The County may modify the off-site improvement <br /> requirements , by reducing the scope of required <br /> work , should other development occur fronting <br /> Patterson Pass Road or Schulte Road . <br /> h . Concurrent with the first development , the <br /> owner/developer shall construct the necessary ramp <br /> widening at I-580 and Patterson Pass Road to <br /> accommodate truck turning movements . <br /> 2 . PLANNING DIVISION <br /> Unless the Parcel Map has been filed previously , the <br /> tentative map approval shall expire on July 6 , 1989 . <br />
