Gau, Senior Civil Engineer , <br /> Public Services Division Okap <br /> SUBJECT: COMMENTS ON DEVELOPMENTS <br /> APPLICANT: Heinz Carlson <br /> APPLICATION NO: MS-87-47 <br /> APN: 209-110-15 , 16 , and .17 <br /> PROPOSAL: Minor subdivision to subdivide a 163 .95 acre parcel <br /> into four ( 4 ) parts . Parcel A to contain 18 .9 acres , <br /> Parcel B to contain 7 .7 acres , Parcel C to contain <br /> 53 . 40 acres and Parcel D to contain 83 .95 acres . <br /> This site is located on the southwest corner of Schulte Road and <br /> Patterson Pass Road, southwest of Tracy. <br /> This site is not located within a Federal Flood Insurance <br /> Administration Designated Flood Hazard Area. <br /> Schulte Road has an existing right-of-way width of 60 feet, and a <br /> planned right-of-way width of 60 feet. <br /> Recommendations : <br /> 1 . A parcel map is required. <br /> 2 . Frontage improvements are required on Schulte Road along the <br /> frontage of Parcels A, B and C in conformance with County <br /> standards of a 60 foot right of way industrial street . The <br /> improvements, which consist of , pavement widening to 34 feet <br /> and drainage facilities will be deferred for the development <br /> of Parcel B. The owner shall enter into a Deferred Frontage <br /> Improvement Agreement with the County prior to the approval <br /> of the final parcel map. <br /> 3 . The deferred frontage improvement agreement along Parcels A, <br /> B and C, as stated in No. 2 above, shall become due <br /> concurrently with the development of Parcel A . <br />
