CONDITIONS OF APPROVAL <br /> MS-89-64 <br /> Muriel Roget <br /> Unless otherwise specified, all conditions of approval shall <br /> be complied with prior to the approval of the Parcel Map. <br /> 1. PUBLIC WORKS DEPARTMENT <br /> a. A parcel map is required. <br /> b. The frontage improvements for Main Street (Lower <br /> Sacramento Road) shall be constructed in conformance <br /> with the standards for one-half of the 80 foot <br /> right-of-way street as required by the adopted Specific <br /> Road Plan of Woodbridge along the frontage of both <br /> parcels. <br /> C. A terminal drainage system shall be provided to meet <br /> the requirements of the County and to provide adequate <br /> drainage for the subdivision. <br /> d. The project shall be saved by a public water system <br /> conforming to the requirements of the Local Health <br /> District and the Department of Public Works. The <br /> system shall provide adequate domestic and fire water <br /> supply in conformance to the requirements of the County <br /> Fire Warden and the Local Fire District. <br /> e. The project shall be served by a public sewer <br /> collection and treatment system constructed in <br /> conformance with the requirements of the Local Health <br /> District and the Department of Public Works. <br /> f. The property shall annex to Mokelumne Acres Maintenance <br /> District prior to approval of the Parcel Map to provide <br /> for the operation, maintenance, and improvement of <br /> storm drainage and water facilities. <br /> g. The 50' x 145' Access Easement shall be designated <br /> either "50' x 145' Non-Exclusive Parking and Access <br /> Easement" or "25' x 145' Non-Exclusive Access <br /> Easement". <br /> h. If improvements referred to herein are not completed <br /> prior to the approval of the Parcel Map, the subdivider <br /> shall execute an agreement with the County of San <br /> Joaquin insuring the completion of improvements within <br /> one (1) year after filing the Parcel Map. <br />
