CONDITIONS OF APPROVAL <br /> DP-89-23 <br /> PAGE TWO <br /> 4. BUILDING DIVISION <br /> a. The following Uniform Building Code and San Joaquin <br /> Ordinance requirements will be applicable and shall be <br /> incorporated in the construction plans before submittal <br /> to the Building Inspection Division: <br /> 1 . Exterior walls less than 20' from a property line <br /> shall be of one-hour, fire-resistive ccnstruction. <br /> 2. Provide restrooms conforming with all disabled <br /> access requirements (C.A.C. , Title 24). <br /> b. A grading plan shall be submitted and approved and a <br /> grading permit issued by the Building Inspection Division <br /> prior to performing any excavation or filling of earth <br /> material: <br /> 1. A grading plan shall contain the information listed <br /> in the U.B.C. , Appendix, Chapter 70, Section <br /> 7006(d) . <br /> 2. The grading plan shall include complete drainage <br /> details and elevations of the adjacent parcels. <br /> Retaining wall details shall be submitted where <br /> applicable. <br /> 3. Subdivision grading in excess of 5,000 cubic yards <br /> shall comply with Section 7014 for "Engineered <br /> Grading Requirements." <br /> 4. All recommendations of the soils engineer shall be <br /> incorporated in the grading plans. <br /> 5. All compaction reports must be submitted prior to a <br /> foundation, inspection. <br /> 6. All grading permits are subject to approval by the <br /> other departments. <br /> C. The Construction Plan shall indicate the following: <br /> 1. Parking shall be provided for the physically <br /> handicapped. The space(s) shall be located as close <br /> as possible to the primary entrance (C.A.C. , Title <br /> 24). <br />
