MS-89-55 <br /> OF USA INVESTMENT ASSOC. , INC . , ET AL. <br /> (C/0 K W ENGINEERING) <br /> ----------------------------------------------------------------- <br /> Recommendation : <br /> The Planning Division recommends that Minor Subdivision applica- <br /> tion No. MS-89-55 be approved subject to the following conditions : <br /> An initial study completed for this project has identi - <br /> fied traffic as a possible significant impact. A traffic <br /> study is required which addresses the issues outlined in <br /> the attached letter from Caltrans . The preparation of the <br /> study should include reasonable mitigation measures that <br /> will reduce the identified levels of impact to a nonsig- <br /> nificant level so that the preparation of an Environmental <br /> impact Report will not be necessary. <br /> Parcel 3 should be redesigned to accommodate a variety of uses . <br /> As proposed , parcel 3 is limited to use as a motel site. Should <br /> a motel not be built on parcel 3 , then maximum utilization of <br /> that space would be difficult to achieve . <br /> Future development on the project area will be conditioned to <br /> provide appropriate landscaping and lighting and to provide a <br /> masonry wall along the east and south boundaries. <br /> CTM: vj <br /> Attachments <br />
