APN : 195-121-12 S 13 <br /> INFORMATION : <br /> The site is located within a Federal Flood Insurance <br /> Administration Desiqnated Flood Hazard Area . The 100-Year Flood <br /> Elevation will be approximately 17 feet NGVD. <br /> Lathrop Road has an existing right-of-way width of 70 feet , E, <br /> planned right-of-way width of 84 feet . Harlan Road has an <br /> existing right-of-way width of 60 feet and a planned right-of-way <br /> width of 60 feet. <br /> ORDINANCE REQUIREMENTS : <br /> 1. A parcel map is required. <br /> 2 . A 14-foot wide roadway dedication is required on Lathrop Road <br /> along the frontage of Parcels 1 and 2 . <br /> 3 . The frontage improvements for Lathrop Road shall be <br /> constructed in conformance with the standards for one-half of <br /> an 84-foot right-of-way urban street when either Parcel 1 or <br /> Parcel 2 are developed . The requirements of the improvements <br /> shall be noted by a statement on the Parcel Map. <br /> 4 . An encroachment Permit is require for work within road <br /> right-of-way . <br /> S . When the parcels are developed terminal drainage shall be <br /> provided to meet the requirements of the County and to <br /> provide adequate drainage for the development. The developer <br /> shall pay his proportionate share of the Lathrop Area of <br /> Benefit No . 6 drainage fees of $1000/Acre prior to recording <br /> of the Parcel map. <br />
