Cobun <br /> Unless otherwise specified , all conditions of approval shall <br /> be complied with prior to the approval of the Parcel Map . <br /> 1 , PUBLIC WORKS DEPARTMENT <br /> a. A parcel map is required . <br /> b. The frontage improvements for "J" Street shall be <br /> constructed in conformance with the standards for <br /> one-half of an 84-foot right-of-way urban street , and <br /> the frontage improvements for 6th Street shall be <br /> constructed in conformance with the standards for <br /> one-half of a 50-foot right-of-way urban street . <br /> c, All improvements shall be in conformance with the <br /> Improvement Standards and Specifications of the County <br /> of San Joaquin . All improvement plans and <br /> specifications must be approved by the County of San <br /> Joaquin Department of Public Works prior to approval of <br /> the Parcel Map . <br /> d . If improvements referred to herein are not completed <br /> prior to the approval the Parcel Map , the subdivider <br /> shall execute an agreement with the County of San <br /> Joaquin which will insure the completion of <br /> improvements within one ( 1 ) year after filing the <br /> Parcel Map . <br /> e . Drainage shall be provided to meet the requirements of <br /> the County and to provide adequate drainage for the <br /> development . The developer shall pay his proportionate <br /> share of the Lathrop Area of Benefit No . 6 drainage <br /> fees of $ 260. 00 . <br /> f . The public sewer and water system shall be constructed <br /> in conformance with the requirements of the Local <br /> Health District , the Department of Public Works , and <br /> the Lathrop County Water District . <br /> g , Easement for utilities shall be as required by Pacific <br /> Gas and Electric Company and all other public <br /> utilities . <br />
