1
Pombo Ranch Facility
24100 S. Lammers Road, Tracy, California
r
' Remedial Excavation & Source Removal
1.0 PROJECT IDENTIFICATION
The following scope of work was conducted in order to remove contaminated soil
contributing to the groundwater contamination at the Pombo Ranch facility. Impacted
soil was removed to a depth of 12 feet in the area of the former underground fuel tank,
transported under manifest, and disposed at Forward Landfill in Stockton. Destruction of
well MW4, located within the footprint of the excavation, and confirmation sampling of
1 the excavation side walls was including in this phase of work.
1.1 Site Description and History
Specific areas of concern were identified during a recent Environmental Assessment for
Bright Development, a prospective buyer of the subject property. A portion of the
' property at 24100 S. Lammers Road is occupied by a farming facility, which includes
residential dwellings, a barn, equipment sheds and shops. Tractor storage, repairs, and
fueling are conducted in this area which fronts 11"' Street. Some pesticide and above
ground fuel storage was apparent during the recent inspection. Records indicate that the
improvements to the parcel started in 1930. The undeveloped acreage is used for
irrigated crops and/or pasture.
' Two underground tanks were listed in the state records review as in use at the 24100 S.
Lammers Road property but had been removed before 1993. Since the tanks were farm
' exempt they may have removed without the normally required soil sampling. Several
above ground tanks are in use at this site. The above ground tanks are located together
centrally in the shop and barn area. Historical photographs show that one of the above
' ground tanks was located next to the tractor shop.
' On September 16, 1998 M.J. Kloberdanz & Associates drilled 8 Geoprobe® soil borings
to five feet below groundwater(average depth 15' bgs). A soil sample was obtained from
the capillary fringe in seven of the eight borings. Additional soil samples were collected
from cores with possible contamination. Water samples were collected from all eight
borings. Boring B-1 was drilled in an area of a small pesticide spill identified by the
property owner. Petroleum analysis was included in some of the samples because of the
