A roadway dedication is required on Mariposa Road along the <br /> frontage of APN 179-020-02 , 181-040-09 and 181-040-12 <br /> determined by the Precise Road Plans . <br /> 2 . An irrevocable offer to dedicate is required on Kaiser Road <br /> along the frontage of APN 181-040-02 to the width <br /> determined by the Precise Road Plans. <br /> 3a . All Improvements shall be in conformance with the <br /> Improvement Standards and Specifications of the County of <br /> San Joaquin. <br /> b. Mariposa Road shall be improved on the subdivided side in <br /> conformance with County Standards for a 110 foot right-of- <br /> way street. <br /> 4a. A terminal drainage system shall be provided to meet the <br /> requirements of the County and to provide adequate drainage <br /> for the improvements (development ) . The acceptance or <br /> approval by the County of the drainage system does not <br /> relieve the developer (or his engineer ) of the <br /> responsibility of providing an adequate drainage system. A <br /> retention pond shall be provided to meter the flows into N. <br /> Little John ' s Creek and Branch of Duck Creek. Dedication of <br /> watercourses will be required. <br /> b. A public water system shall be provided conforming to the <br /> requirements of the Local Health District and the <br /> Department of Public Works. The system shall provide <br /> adequate water supply and fire hydrants for fire protection <br /> in conformance to the requirements of the County Fire <br /> Warden and the local Fire District. <br /> c . The public sewer system shall be constructed in conformance <br /> with the requirements of the Local Health District and the <br /> Department of Public Works . <br /> d . A County Service Area shall be formed prior to the <br /> acceptance of the Parcel Map to provide for the operation , <br /> maintenance , and improvement of storm drainage system, <br /> water system, sanitary sewer cyctem, and ctreet lighting . <br />
