Pape Properties, Inc. January 11,2015
Limited Phase II ESA 10842 S Harlan Rd, French Camp, CA
In the July 2014 Phase I ESA findings,Caledonia cited review of LOP documents that demonstrated
repeated lapses in documentation of leak-detection monitoring of the UST,occasional failure of leak-
control equipment, and subsequent corrective action. At Pape's request, Caledonia conducted the
Phase II ESA to assess current conditions on the project site, as related to the cardlock's UST and
dispensers.
Additionally, the Sharpe Army Depot(Depot) is located about one-half mile southeast of the project site.
As discussed in the July 2014 Phase I ESA (Caledonia), multiple releases of petroleum hydrocarbons and
volatile organic compounds (VOC)from the Depot have been thoroughly studied and there are no
reports of known residual or suspected impacts to the project site.
1.3 Methodology
The Limited Phase II ESA was conducted in accordance with our Work Plan for a Limited Phase 11
Environmental Site Assessment, 10842 South Harlan Road, French Camp, CA 95231 (Work Plan) dated
September 11, 2014, and based on the ASTM E1903-11 Environmental Site Assessments:Phase 11
Environmental Site Assessment Process and the Leaking Underground Fuel Tank Guidance Manual
(September 2012, California Regional Water Resources Control Board). The work was conducted under
the supervision of Ms.Janet Bailey, a California-registered professional geologist(PG).
The methods, scope of work, procedures, and protocols for the Phase II ESA were described in the Work
Plan. There were no deviations from the Work Plan procedures. Caledonia provided project
management, logged the soils, collected soil and water samples, and surveyed the ground surface
elevations at each soil boring location. Woodward Drilling(C57-710079) of Rio Vista, CA, installed the
borings using a direct-push drill rig. Analytical testing was conducted by Test America of Pleasanton,
California.
The scope of work included the collection and analysis of soil and groundwater samples. In each boring,
soil samples were collected at five (5)-foot intervals and a groundwater sample was collected in each
boring. The soil samples were analyzed for diesel range organics(DRO or diesel)and the groundwater
samples were analyzed for the volatile organic compounds (VOC) naphthalene, benzene, toluene,
ethylbenzene, and xylenes(BTEX).
1.4 Limitations
The study area was defined by a representative of Pape Kenworth, was limited to locations within the
leased area, and did not include the cardlock facility or other adjacent areas. The property boundary is
shown as a yellow border on the site Figures. The scope of work was limited to assessing soil and
groundwater samples for the presence of petroleum hydrocarbons.
■ PA004.02 P H I I(14)
2 1:\Pape\004 Kenworth\02.French Camp\2014\Phase II ESA.docx
CALEDONIA
