No. 3084.01 <br /> Cal Inc. <br /> Attn: Rafael Brown <br /> 2040 Peabody Road Vacaville, CA <br /> Subject: Work Plan -Phase II Environmental Site Assessment <br /> 240 North Hunter Street,Stockton, CA <br /> Dear Mr. Langer: <br /> This report presents Hurvitz Environmental Services (HES) Work Plan for a Phase II <br /> Environmental Site Assessment (ESA) at the subject property. The subject property consists of <br /> two parcels identified as assessor's parcel numbers 139-13-002 and 139-13-003 and are <br /> generally located as shown on the Site Location Map, Plate 1. The proposed work scope is based <br /> on evaluations made during a October 16, 2014 Phase I ESA performed by Cal inc. of Vacaville, <br /> CA. The Phase I ESA indicates that historical site operations have included usage and storage of <br /> hazardous materials. We also understand that an underground, oil containing, hoist is present <br /> inside one of the service bays onsite. Further, historical dry cleaning operations identified within <br /> the Phase I ASTM search radius indicates a potential, however small, that chlorinated solvent <br /> impact may exist beneath the site. Therefore, we have proposed this Phase II investigation to <br /> both document the current condition of soil before the pending property transaction, and also to <br /> explore additional areas of concern at the site that may previously have been overlooked. <br /> Site Description <br /> The subject site is located in downtown Stockton approximately 1/3 mile north of State Highway <br /> 67 and approximately 3/4 mile east of State Highway 5. The site also located less than 1/4 mile <br /> east of the Port of Stockton. Parcel 139-13-002 (240 North Hunter Street) is irregularly shaped <br /> and consists of 0.27 acres and is the current location of J.F. Donaldson Tire, a tire dealer and <br /> automotive repair shop. The site is improved with a single story, three-bay, service garage which <br /> encompasses the majority of the subject site. Parcel 139-13-003 (fronts on Minor Street) is a <br /> vacant rectangular shaped lot consisting of 0.12 acres that is adjacent and contiguous with the <br /> 240 North Hunter Street parcel. This lot is vacant and is used for vehicle parking and tire <br /> storage. <br /> The site lies within the Sacramento Valley which is comprised of unconsolidated Quaternary <br /> sediments from alluvial and lake deposits.
