CONDITIONS OF APPROVAL <br /> RAYMOND & DOROTHY GREER <br /> MS 90 -54 <br /> Unless otherwise specified , all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map . <br /> 1 . DEPARTMENT OF PUBLIC WORKS <br /> *a . A Parcel Map is required . <br /> *b . The Traffic Impact Mitigation Fee will be required for <br /> this subdivision . The fee is due and payable at the <br /> time of issuance of a building permit . (The fee <br /> currently is $2 , 093 . 00 for each single family dwelling <br /> unit in Escalon area . The fee shall be automatically <br /> adjusted annually by the Engineering Construction Cost <br /> Index as published by the Engineering News Record . ) <br /> Resolution R-89-946 suspends the fee until February 1 , <br /> 1990 <br /> *c . Dedication to result in a twenty-five feet ( 25 ' ) from <br /> the centerline of Buerer Lane to the Property line ) <br /> wide right-of-way shall be required across the frontage <br /> of Parcel #2 <br /> d . Dedication to result in a forty-two foot ( 42 ' from the <br /> centerline of Lone Tree Road to the property line ) wide <br /> right-of-way shall be required across the frontage of <br /> Parcel #1 , #2, and #3 . <br /> e . Dedication to result in a twenty-five foot ( 25 ' from <br /> the centerline of Buerer Lane to the property line) <br /> wide right-of-way shall be required across the frontage <br /> of Parcel #3 . <br /> f . The frontage improvements for Lone Tree Road shall be <br /> constructed in conformance with the standards for one- <br /> half of a 84-foot right-of-way rural street . The <br /> construction of the frontage improvements will be <br /> deferred , upon execution by the owner of a Deferred <br /> Frontage Improvement Agreement, prior to approval of <br /> the Parcel Map . (A $250 .00 fee is required for <br /> processing per Ord . No . 3337 in addition to a copy of <br /> the Grant Deed and an Engineer's estimate with a <br /> typical section drawing of the required frontage <br /> improvements on a form to be supplied by the Public <br /> Works Department. ) <br />
