1.0 INTRODUCTION
Gittins Environmental&Engineering, Inc. (GEE)was retained by J.B. Hunt Transport, Inc. (JB Hunt)
to conduct a Phase II Environmental Site Assessment (Ph II ESA) for the below referenced site. It is
GEE's understanding that the Phase II Environmental Site Assessment is necessary for JB Hunt to
consider a real estate transaction. The objective of this Ph II ESA was to evaluate for potential releases
of regulated substances due to past site activities.
Field work will consist of drilling soil borings, soil sampling, collecting one hydropunch groundwater
sample. This work plan discusses the procedures for conducting the site investigation, documenting
field activities, and presenting laboratory analyses reports. A Health and Safety Plan has been prepared
under separate cover to complement this work plan. All field forms for this investigation are included
in Appendix A.
1.1 Site Description
The property investigated is described by the San Joaquin County Assessors Office as Parcel No. 170-
100-43, which is located at 2710 Loomis Road, Stockton, California(see Figure 1). This property(the
site) is at an elevation of 25 to 26 feet above mean sea level, with the ground surface gently sloping to
the south. The property is currently occupied and has been operated as a commercial truck terminal and
service/storage yard. The majority of the property's area is paved (asphalt) parking. Some areas
around the office/shop building are concrete paved. A grass area extends around the driveway entrances
and on the sides of the main office building. A grass area is also at the south end of the property, which
is a surface-drainage basin. Gravel surface areas are located both east and west of the basin. The
remainder of the property's area has a building for offices and truck/trailer repair. The property size
is approximately 5.34 acres, with approximately 196 feet of frontage along the south side of Loomis
Road, 867 feet along the west property line shared with J.B. Hunt, 358 feet along the south property
line shared with a residence, and 814 feet along the east property line shared with a residential property
at the north end, and property leased by Mr. Trucker at the south end (see Figure 2). The south
property line is the center line of Duck Creek. A manufacturing plant, operated by USG Interiors, is
across the street from the site, on the north side of Loomis Road.
1.2 Site Background
A Phase I Environmental Site Assessment was performed at the site in September 2010(September 27,
2010 report date) by GEE. Information contained in this prior report indicates that the property was
either vacant or agricultural usage, prior to its development in 1990 as a commercial truck terminal and
service/storage yard.
GEE 1 Work Plan Phase II ESA Stockton
