f <br /> right, at all reasonable times during the term of this <br /> Lease, to enter said leased premises for the purpose of <br /> examining or inspecting the same. <br /> 13 . Premises Leased "as is. " Lessee takes the premi- <br /> ses in their present condition without warranty, express <br /> or implied, for the purposes heretofore recited. Lessee <br /> agrees to repair and restore the property to the condition <br /> it was in at the date of the commencement of this Lease in <br /> the event Lessee does not exercise the option to purchase <br /> hereinafter set forth. Restoration of the premises shall <br /> be at Lessee' s sole cost and expense. <br /> 14 . Alterations, Additions, and Improvements . Lessee <br /> shall not make any alterations or additions to the leased <br /> premises without the written consent of the Lessor. <br /> 15 . Surrender of Premises. Lessee shall , at the <br /> expiration of the term hereby created, or upon the ter- <br /> mination hereof for any reason, quit and surrender said <br /> premises in good order, condition, and repair, reasonable <br /> wear and tear and acts of God excepted. This Lease shall <br /> terminate without further notice as herein set forth. Any <br /> holding over by Lessee after expiration shall not consti- <br /> tute a renewal or extension or give Lessee any rights in <br /> or to the premises, except as otherwise expressly provided <br /> in this Lease. <br /> 16 . Waste. Lessee shall not maintain or commit, nor <br /> suffer to be maintained or committed, any nuisance or <br /> waste in or about said leased premises, nor do or permit <br /> anything to be done in or about said premises , nor keep <br /> anything therein which will in anyway conflict with any <br /> law, ordinance, rule, or regulation effecting the use of <br /> said premises which have been, or may hereafter be enacted <br /> or promulgated by any public authority. <br /> 17. Utilities. Lessee agrees to pay during the term <br /> hereof, all charges for water, gas, electrical power, and <br /> other utilities, and for all other commodities furnished <br /> or supplied, or used in or about, the demised premises. <br /> 18 . Mechanic' s Liens. Lessee agrees to keep said pre- <br /> mises free from all liens and claims of mechanics , <br /> contractors , laborers, materialmen, and others for work <br /> done, and materials furnished, and Lessor shall not <br /> create, or suffer to be created, any lien or encumbrance <br /> on said premises. <br /> 19 . Public Liability and Property Damage. Lessee <br /> -5- <br />
