Brodburne, Briller&Johnson, LLC • Health&Safety Plan <br /> Manteca, CA Ph II ESA <br /> 2301 and 2403 West Louise Avenue <br /> Manteca,CA 95336 <br /> BBBJ Project No. R1005160 <br /> BBBJ HSP LOG NO. 10-700-02 <br /> Background: <br /> Based on information obtained from documents provided by the client, Briller & Johnson, LLC (BB&J) <br /> understands that properties located at 2301 and 2401 West Louise Avenue(Subject Property) comprises <br /> one parcel that measures 75-acres. The Subject Property lies within Manteca city limits'. Improvements <br /> on the Subject Property include: one single-story 86,840-square foot light industrial/commercial <br /> building, one single-story 91,109-square foot light industrial/commercial building, and asphalt-paved <br /> parking areas on the southern part of the parcel. The northern part of the parcel consists of graded <br /> undeveloped land. <br /> After reviewing the information, it was determined Subject Property was developed as a magnesium <br /> processing plant. In the early 1940s, the U.S. Government constructed initial site improvements, <br /> including two large industrial/warehouse buildings, a number of outbuildings, a rail spur, and a large <br /> tailings pond. In 2002, buildings were removed and the site was graded for future redevelopment. <br /> Construction of the two light industrial/commercial buildings and associated parking areas on the <br /> southern part of the Subject Property was completed in 2007. <br /> Previous consultants have recommended further soil and groundwater investigation for the historical <br /> use of the Subject Property as a metals processing facility and a fertilizer/pesticide storage and bagging <br /> facility. <br /> t' httm//ciman nru/wuhtirc/nt<rrirtXficiunr6dnu,ur ncn-Pn rai in 1 oR11 nnR <br />
