Bradhurne, Briller&Johnson, LI Health&Safety Plan <br /> Potential Recognized Environmental Conditions: <br /> Based on the information known about the Subject Property the following have been identified as <br /> potential RECs: <br /> Tailings pond that received waste from magnesium and titanium processing plant — A <br /> magnesium plant was in operation between 1942 and 1944 and manufactured component <br /> airplane parts and incendiary devices for World War II. The plant reportedly was idle between <br /> 1945 and 1950 and magnesium processing activities resumed in 1951 for the Korean War. In <br /> the mid 1950s the site was leased from the government by Western Pyromet for the production <br /> of titanium. <br /> • Storage and other related areas impacted by fertilizer and pesticide operations — Historical <br /> information provided by the client indicates that the Subject Property was occupied by a <br /> fertilizer and pesticide storage and distribution company named Best Products, a.k.a. Occidental <br /> Chemical)from sometime in the 1970s until early the 1980. <br /> • Location where septic tanks were removed—A septic tank associated with the former magnesium <br /> plant was present on plans obtained from the Manteca Building Department. The clearing and <br /> demolition plan indicated that the septic tank was to be removed during demolition activities in <br /> 2002. <br /> Area of historic fueling system — An aboveground fuel system may have been present at the Subject <br /> Property. The fueling system was possibly used to operate equipment (i.e. furnaces and boilers) as part of <br /> the magnesium processing plant. <br /> Sources of Hazardous/Toxic Materials and Chemical Hazards <br /> Based on BB&Ys understanding of the Subject Property's historical and current conditions,the following <br /> list identifies the potential and/or actual sources of hazardous/toxic materials and chemical hazards at <br /> the Subject Property: <br /> • Potential for the presence of metal-impacted soil at the site due to the former magnesium <br /> processing plant. <br /> • Potential for the presence of pesticide-impacted soil at the site due to the storage and bagging of <br /> fertilizer and pesticide. <br /> • Lack of Total Petroleum Hydrocarbon (TPH) gasoline range organics (GRO), benzene, toluene, <br /> ethylbenzene, and xylene (BTEX) and methyl tertiary butyl ether (MTBE) analysis in the area of <br /> the former underground storage tank <br /> Media of Concern <br /> The following media is known or suspected to be impacted with COCl (check all that apply) at the <br /> Subject Property: <br />
