Site Assessment Work Plan Advanced Environmental Concepts, Inc.
5. Survey all wellheads to an arbitrary datum,measure depth to groundwater,
and confirm the groundwater gradient direction beneath the site;
.• 6. Develop the groundwater monitoring wells;
7. Purge a minimum of 4 casing volumes of groundwater from each of the
4 three wells, then collect water samples using a clean disposable bailer
and analyze for TPH-g and BTXE. Measure and document pH,Temperature,
Conductivity, and Turbidity;
8. Prepare a detailed written report of findings which describes the results of
the groundwater investigation to include: (a)drilling methods,(b)sampling
protocol, (c) boring logs, (d) analytical results, (e) conclusions, and (f)
. recommendations.
W 1.3 Schedule
Advanced Environmental Concepts, Inc. anticipates beginning the services described in
this work plan within one (1) week upon approval by SJCPHS-EHD and authorization to
proceed from Mr. Frank Oberti of Prudential. Drilling will commence only after applicable
permits have been obtained. The borings (and possible well installations) will be
completed within two days of mobilization on the site.
A final reportwill be prepared summarizing all field operations and laboratory results. The
report will be provided within 30-days of completion of the field work.
v .
2.0 BACKGROUND
" At the request of Prudential Agricultural Investments,AEC performed a Preliminary Site Assessment
(PSA) on a 729 acre agricultural parcel located approximately 6 miles southeast of Tracy,
California during August and September, 1996 The subject property, identified as Paulson Farms
+.+ and located at 700 West Linne Road, is currently owned by Mr. Robert Bogetti and Sons. This
property is in foreclosure by Prudential. The 1996 PSA was performed in order to identify existing
environmental concerns at the subject site prior to finalizing foreclosure proceedings.
Based on the results of the PSA, two former underground storage tank (UST) emplacements
containing a total of three UST's were identified in the compound area south of the residential
dwelling in the central portion of the property. The three UST's, formerly containing gasoline
and/or diesel, had been excavated and removed during July, 1992. No UST removal permitting,
regulatory oversight, and/or soil sampling requirements of San Joaquin County were undertaken
during the 1992 excavation and removal procedures. Subsequent to the UST removals, San
v Joaquin County Public Health Service-Environmental Health Division(SJCPHS-EHD)notified the UST
owners (Mr. Robert Bogetti and Sons) that a written closure pian must be submitted for County
approval. No record of compliance with this requirement or indication of additional site
i+ investigations were identified within SJCPHS-EHD records pertaining to this property.
Project: AEC 960-1707 2
Ir
• ENVIRONMENTAL CONCEPTS WITH DESIGN IN MIND
lur 4400 ASHE ROAD.#206 BAKERSFIELD.CA 93313 8051831-1646 • FAX 8051831-1771
