f _ -
26 July 2001
AGE-NC Project No.01-0852
4.3. SUMMARY OF DATABASE SEARCH
.I
Five sites with recognized environmental conditions were identified within '/2 mile of the subject
j property; twelve sites within a '/4-mile search distance of the subject property were listed with
permits to operate underground storage tanks,handle/store/transfer hazardous materials and generate
hazardous waste.
:i
4.3.1. Database Listings With Recognized Environmental Conditions
A
The NPL database identifies sites for priority cleanup under the Federal Superfund Program. The Ca
BEP and AWP identifies known contaminated sites targeted for cleanup under the direction of the
State of California. The NPL,Ca BEP and AWP lists did not include any sites within a 1-anile search
radius of the subject property.
The CORTESE database identifies known hazardous waste and substance sites. The CORTESE
database included four sites within %2 anile of the subject property; two sites (Tucker Construction
at 12101 E.Brandt Road and Jackpot Food Mart at 14000 Highway 88) are located approximately
3,000 feet down-gradient and 4150 feet cross-gradient,respectively,of the subject property.Another
site(Lockeford Beacon at 13975 Highway 88)is a closed LUST site approximately 4150 feet cross-
gradient to the subject property. The remaining site`(Chevron at 13336 Highway 8$) is a recent
j LUST site that will be discussed in Section 4.4.
The LUST database is an inventory of reported releases from USTs. Studies suggest that petroleum
hydrocarbons leaking from under ground fuel tanks rarely travel more than 250 feet from the point
of release (Lawrence Livermore Laboratory, 16 October 1995), which rnimizes the potential of
sites with these type of releases to adversely impact down-gradient properties;however, oxygenated
fuel additives (i.e., methyl tert-butyl ether - MTBE) have recently been documented to migrate
greater distances than petroleum hydrocarbons. The LUST database listed one closed site v 'thin IA
anile of the property',the adjacent Cal Mills property at 12418 Locke Road;this site will be discussed
in Section 4.4.
t The CA SLIC database contains a RWQCB list of contaminated sites that have impacted ground
water or have the potential to impact ground water;no sites were listed within a%2-mile search radius
of the subject property.
The CAL-SITES database contains sites typically listed following a visual observation made by
Cal-EPA during a drive-by survey and which do not necessarily pose an environmental concern.;no
` sites were listed within a%2-anile search radius of the subject property.
]
