The gasohol plant may have handled
hazardous materials.
• There were USTs on the property.
• There are two wells on the property that have not been tested for contaminates.
• Asbestos has been identified in the buildings on the property, but has been removed.
i
_j 8.0. SAMPLFNG AND RESULTS
Samples were not collected from the subject property-during the present Phase I investigation.
9,0. SUMMARY AND CONCLUSIONS
5 V
i
AGE has performed a Phase 1'Environmental Site Assessment in conformance with the scope and
limitations of ASTM Practice E 1527 of the propery at 12470 Locke Road, Lockeford, California ,
and recorded on San Joaquin County Assessor's Parcel Numbers(APN)051-320-09.Except for the
ctories to.help determine the occupancy history, here are no
addition of Pacific Bell.xelephone.dire
other exceptions to, or deletions from, this practice.
ti9
This assosment has revealed no evidence of recognized enviro> nental conditions in connection
`- with the property except:
The former Lockeford Winery was operated as a asc plat from 1980 to approximately
• 1987.The facility operators filed for bankruptcy in 1984.During operation, the gasohol plant
had the capacity to produce up to approximately 26,000 gallons per day of denatured alcohol,
a compound liquid that also.contained about 900 gallons of unleaded gasoline and up to 18
gallons of benzene.
• The 200-proof alcohol was prepared in the azeotropic unit, consisting of the distillation
tower, which is still on the property,a benzene tank and a cooling tower(since removed;see
Photo 1). The denaturing process occurred either in the area of the azeotropic unit or in the
area(unknown)where the denatured alcohol was eventually stored.
• A 1997 PHS-EHD photograph showed at least two pipes protruding from the ground in
proximity to the azeotropic unit.
._E
