26 July 2001 <br /> AGE-NC Project No.01-0852 <br /> Page 19 of 22 <br /> • When the former Lockeford Winery was in operation,waste, agricultural and storm water <br /> were collected in evaporation ponds located directly south of the buildings. At the present <br /> time, a new evaporation pond is being constructed along the southeastern edge of the <br /> property to eventually receive the waste, agricultural and storm water runoff until it is <br /> completed, wastewater is collected in a sump on the property and pumped to a tank in one <br /> of the buildings. The remaining area of former ponds will eventually be converted to <br /> agricultural use(e.g. a vineyard). <br /> • Neither the subject property nor adjacent properties have been used for research or military <br /> purposes. The area is zoned for industry, which would describe the wine-making/gasohol- <br /> producing history of the subject property as well as the wood mill and soil-preparation <br /> operations on the adjoining properties. <br /> • To Mr.Litchfield's knowledge,the property and adjacent properties have never been utilized <br /> as a gasoline station' -motor repair facility, commercial printing facility, dry cleaner or <br /> junkyard. <br /> • There were two USTs on the subject property; both were removed after Mr. Litchfield <br /> brought the property. One gasoline UST was located approximately 60 feet northeast of the <br /> building housing the office and wine-tasting room;a small quantity of gasoline was detected <br /> in the soil after the tank was removed. However, after over-excavation of the former UST <br /> area, hydrocarbon compounds were not detected in subsequent soil samples. Another <br /> concrete vault tank containing oil was emptied and cleaned out. Petroleum hydrocarbons <br /> were not detected in soil samples collected beneath the vault tank. <br /> -{ • Mr. Litchfield has never observed any industrial drums, discarded batteries, sacks of <br /> chemicals, or pesticides and paint in containers larger than 5-gallons on the property. <br /> Mr. Litchfield was not aware of soil dumping of dny kind on the property. There had been <br /> rubbish on the property accumulated over the years the property was abandoned;he has since <br /> removed the rubbish. <br /> There were never any flooring,drains or walls located within the facility that are stained or <br /> are emitting a foul odor. <br /> Mr. Litchfield has never observed any noticeable stained soil on the property; some minor <br /> j stains he had scooped out. <br /> • Mr. Litchfield is aware of several environmental investigations on the property relating to <br /> asbestos and UST removals; he has provided AGE with copies of the documents. # <br /> • There are no past, threatened, or pending environmental lawsuits or administrative <br /> proceedings against the subject property concerning a release or threatened release of any <br /> hazardous substances or petroleum products. <br /> a <br />
