1.0 INTRODUCTION <br /> This report presents the findings of a groundwater investigation and confirmatory soil sampling <br /> conducted by SEACOR at property located at 429 West Lockeford Street in Lodi, California (the <br /> Site). SEACOR performed this work on behalf of Mr. Mardee Kidd, the current owner of the <br /> property, to respond to the specific data deficiencies identified in letters from the San Joaquin <br /> County Public Health Services (SJPHS) dated September 15 and November 19, 1992. <br /> 1 1.1 SITE LOCATION AND DESCRIPTION <br /> The Site is located in the northwest quarter of Section 1 and the northeast quarter of Section 2,T3N, <br /> R6E at the intersection of West Lockeford Street and Hutchins Street in Lodi, California (see Figure <br /> 1, Site Location Map). The Site is approximately 1.1 acres in size and is currently occupied by a <br /> small retail shopping center and associated parking lot. (see Figure 2, Site Plan). Land use in the <br /> site vicinity is mixed commercial and residential. The northern boundary of the property is bordered <br /> by a Southern Pacific railroad line. <br />' 1.2 SITE BACKGROUND <br /> MarVal Food stores operated two underground storage tanks (USTs) at the property from the early <br /> 1960's until they were removed in 1987. The two USTs (tank 1 and tank 2)were buried side by side <br /> directly outside the northern side of the building now occupied by the Coast to Coast Hardware <br /> Store (see Figure 2). Tank 1 was a 250-gallon steel single wall construction tank used to store <br /> regular leaded gasoline. Tank 2 was a 500-gallon steel single wall construction tank used to store <br /> unleaded gasoline. A pump island for dispensing the gasoline was located directly adjacent to the <br /> tanks. The USTs were buried to an approximate depth of 8 feet below ground surface. <br /> In 1987, both USTs were removed by Jim Thorpe Oil, Inc. in accordance with a permit issued by the <br /> SJPHS. Upon removal, both USTs were visually inspected for indications of cracks or holes. <br /> According to Mr. Mardee Kidd, the tanks appeared to be in reasonably good condition and no holes <br /> were visible. However, soil directly underlying the USTs contained distinct gasoline odors. An <br /> estimate of the amount of gasoline released through either leakage or overfill during filling is not <br /> known. <br /> Following removal of the USTs, one soil sample was collected for chemical testing from a depth of <br /> approximately 11 feet below ground surface. The sample was analyzed for total petroleum <br /> hydrocarbons as gasoline (TPHg), benzene, toluene and xylenes (BTX), ethylene dibromide (EDB), <br /> and total lead. The results of the chemical testing showed the soil contained 540 parts per million <br /> (ppm)of TPHg, 17 ppm toluene, and 210 ppm xylenes. Benzene and EDB were not detected above <br /> the laboratory reporting limit in the sample. Results for the total lead test were not available for <br /> review. <br /> In December 1990, ENEXECO Corporation re-excavated the area of the former tanks to a depth <br /> of 10 feet below ground surface. One soil sample was collected from this depth. The excavation was <br /> then deepened to 15 feet, where an additional soil sample was collected. Both soil samples were <br /> analyzed for TPHg, BTEX, and total lead. TPHg was detected at a concentration of 230 ppm in the <br /> MARDEE.RPT <br /> 50014-003-01 MD04 1 <br />
