• <br /> Ms. Angela Lee <br /> Huntbrook Holdings,LLC <br /> February 12,2014 <br /> Page 2 <br /> 157-104-03,and is approximately 10,125 square feet(150 ft. x 67.5 ft.) in size. The site is situated at an <br /> elevation of approximately 30 feet above mean sea level(Figure 1)and has relatively flat topography. <br /> • The site is situated on the southwest corner of the intersection of East Main Street and South Golden <br /> Gate Avenue, and is bordered to the west by residential housing and commercial; to the north, across <br /> East Main Street, by a small house and vacant lot; to the east across South Golden Gate Avenue by an <br /> Auto Repair shop; and to the south by residential. The site is located in an area of mixed residential <br /> housing and,commercial and light industrial properties. <br /> • There are two structures in very poor condition located in the northern portion of the subject property; <br /> the larger structure is the former station building and the other is an outbuilding containing bathroom <br /> fixtures. The former station building structure was built in the 1920's to 1930's and its construction is <br /> typical of service station construction during that time period. The structures are currently vacant. In <br /> addition, there is a one-story, approximately 2,350 square-foot, three-unit, multi-family housing <br /> • structure in the southern portion of the subject property. <br /> The site is currently surrounded by an ornamental iron security fence and the ground surface is covered <br /> by a combination of bare soil and old concrete/asphalt. The remnant of a fuel dispenser island is located <br /> along the northeast corner of the property, adjacent to the station building's foundation. The property is <br /> accessed by gates located along the northern and the eastern property lines. <br /> Site History <br /> Based on field observations, it appears the property has not been operated as a service station for years. <br /> Most recently, the former station building was used as a lawn mower repair shop and the other building <br /> has been used for multi-family housing. A review of limited historical data indicates a combination of <br /> • four USTs, that contained gasoline and/or waste oil, were removed in 1988. The previous consultant <br /> reported there are three reports documenting the 1988 tank pull activities, and there is apparently some <br /> discrepancy in the contents and sizes of the USTs. The three reports listed the following details: <br /> • The first report, dated June 15, 1988,stated the UST field activities included the removal of <br /> two 850-gallon gasoline USTs and one 550-gallon motor oil UST located along the western <br /> property line near East Main Street, and one 550-gallon UST located adjacent to the <br /> building along South Golden Gate Avenue; <br /> • A second report,dated August 29, 1988, is a North Cal Construction tank closure document <br /> that reported the removal of two 850-gallon gasoline USTs and one 250-gallon oil UST <br /> • along the western site boundary, and one 550-gallon gasoline UST located on the eastern <br /> side of the building along South Golden Gate Avenue;and <br /> • The third report, dated February 16, 1989, reported the removal of three 850-gallon <br /> gasoline USTs located along the west property line near East Main Street, and one 550- <br /> gallon motor oil UST located adjacent to the building along South Golden Gate Avenue. <br /> • <br /> Based on the review of the historical reports, the site contained a total of four USTs, ranging in size <br /> from 250 to 850 gallons, and the contents of the USTs were a combination of gasoline and/or waste <br /> oil/motor oil. In addition, the UST closure reports indicated that petroleum hydrocarbon-impacted soil <br /> remained beneath the USTs. <br /> • <br />
