(Refer to Plate .1) <br /> REGIONAL SETTING: The property is located in the southern portion <br /> of the city of Manteca, which is 12 miles south of Stockton, and <br /> about 16 miles northwest of Modesto. Highway 99 is aboL.t 1 1/2 <br /> miles to the east, and Highway 120 is one mile to the south. The <br /> site is located in a primarily light industrial and manufacturing <br /> area; the main line of the Southern Pacific RR is immediately to <br /> - the south of the property. Plate 11 shows the property in <br /> relationship to the surrounding area. <br /> GEOLOGIC & TOPOGRAPHIC SETTING: The site is situated near the <br /> western edge of the southern Sacramento Valley in an area of very <br /> low relief. The regional gradient is towards the San Joaquin <br /> River drainage area approximately 5 miles to the west- southwest. <br /> The Stanislaus River is located about B miles to the south, and <br /> joins with the San Joaquin river southeast of Tracy. Surface <br /> elevations in the area range from 70 to 40 feet. Refer to Plate <br /> 111 for details. <br /> SOILS CLASSIFICATION: According to data published by the <br /> University of California, CPlate IV,) soils in the area are <br /> classified as Hanford loamy sand and Dinuba fine sandy loam. <br /> Drainage is good to excellent, and Starie indices range from <br /> 1 <br />
