/ f <br /> Larkspur Estates <br /> Soil Sampling <br /> The soil samples were taken using a GeoproW core sampler with plastic liners. <br /> The sampler was pushed (Direct Push Technology) continuously by the <br /> hydraulically powered, percussion system. <br /> The laboratory samples did not have headspace and were immediately sealed in <br /> their liners using plastic caps. <br /> All soil samples were delivered, under chain of custody, to an analytical laboratory <br /> licensed by the State of California for hazardous materials work. The samples were <br /> analyzed for Total Extractable Petroleum Hydrocarbons by 5030 and 3550 Luft, <br /> BTX&E (Benzene, Toluene, Xylene, and Ethyl Benzene) and Oil & Grease. <br /> Analyses were conducted by GeoAnalytical Laboratories, Inc., in Modesto, <br /> California. <br /> All rinse water was removed by the driller, V&W Drilling, Inc. Drill cuttings are <br /> not produced by this method. <br /> 4.0 CONCLUSIONS AND RECOMMENDATIONS <br /> The Larkspur Estate development is located on the edge of a former gravel pit (Figure 1). <br /> An abandoned oil pipeline is reported to run along the Southern Pacific Railroad spur, <br /> cross over the southwest corner of the Larkspur property then terminate in the gravel pit. <br /> This line was discovered during the installation of a sewage trunk near lot 108 (Figure 2). <br /> Personnel from the Oil Company responsible for the pipeline, made repairs and indicated <br /> to the housing development representative that the line dumped into the former gravel pit <br /> commonly referred to a s the Tracy Oil Pit. <br /> Soil samples obtained near the property line between the Larkspur development and the <br /> gravel pit did not disclose oil compounds in the laboratory analyses. However, <br /> groundwater was not encountered and sampled. M.J. Kloberdanz & Associates <br /> recommends contacting the owner of the pipeline and requesting additional information <br /> as to its exact location purpose. Historical aerial photographs could be reviewed and the <br /> appropriate State agency contacted for additional information. Future drilling, if <br /> requested, may require the use of"rotary-air" equipment in order to penetrate the rock. <br /> The borings were not logged for this property transaction assessment. No geological <br /> interpretation is included in this report. Any reference to soil types is made as an <br /> observation in common terms and is intended as an explanation for limitations of the <br /> boring equipment. <br /> The above represents our best professional opinion as to environmental conditions at this <br /> site. These opinions were derived using data at hand, and standards of care common to <br /> the environmental consulting community in Northern California. There is the possibility <br /> that even with proper application of the above methodologies, there may exist on the <br /> subject property conditions that could not be identified within the scope of this <br /> 3 <br />
