lVeresualINC <br /> 1.0 INTRODUCTION <br /> Versar, Inc. (Versar) was retained by Bank of America,N.T. & S.A. (B of A) to conduct <br /> a Phase I Environmental Site Assessment (ESA) at the Bank of America Ripon Branch No. 0852, <br /> located at 234 West Main Street in Ripon, California(Site). The purpose of the Phase I ESA was <br /> to investigate and evaluate the environmental condition of the Site and surrounding properties to <br /> identify the presence or likely presence of any hazardous substances or petroleum products on <br /> the Site that could adversely affect property use and/or value or give rise to potential liability to a <br /> government agency or private party. Versar issued a report entitled Phase 1 Environmental Site <br /> Assessment Bank ofAmerica-Ripon Branch No. 0852, 234 West Main Street, Ripon, California <br /> 95366, dated April 24, 1997. During the Phase I ESA, Versar identified former Site uses that <br /> could adversely affect the property. In May 1997, Versar, on behalf of B of A, conducted a <br /> Phase II subsurface investigation to further assess conditions identified by the Phase I <br /> investigation. The results of the May 13, 1997, Phase II investigation were presented in Versar's <br /> report entitled Phase II Subsurface Investigation - Ripon Branch No. 0852, 234 Main Street, <br /> Ripon, California 95366, dated June 30, 1997. <br /> Versar was retained jointly by B of A and Bank of Stockton under the terms of a July 14, <br /> 1997, letter agreement between these two banks to conduct a supplementary subsurface <br /> investigation to further investigate conditions reported in the Phase I and Phase II investigations. <br /> This supplemental investigation included collecting soil and groundwater samples from six soil <br /> boreholes and temporary well points to investigate the potential presence of volatile organic <br /> compounds (VOC) in subsurface soil and groundwater. The Site location and Site layout are <br /> shown on Figures 1 and 2, respectively. <br /> 1.1 Scope of Work <br /> The scope of work for the Phase IIb investigation was developed with input from the <br /> Bank of Stockton and B of A. The scope of work consisted of further inquiry into the direction <br /> of groundwater flow in the Site vicinity, and using information gathered during the interview and <br /> from a Sanborn fire insurance (Sanborn)map for the installation of boreholes at appropriate <br /> locations for the collection of soil and groundwater samples. The resulting borehole locations <br /> are shown on Figure 2. A copy of the Sanborn map is included in Appendix A. Boreholes BH-5 <br /> and BH-6 were drilled on Site at the south edge of the bank, near the rear of a former automobile <br /> sales and service business. Boreholes BH-7 and BH-8 were drilled north of the Site, between the <br /> Site and a former dry cleaner located across West Main Street. Boreholes BH-9 and BH-10 were <br /> drilled west of the Site, within South Locust Street, along the length of the former automobile <br /> sales and service business. <br /> -98/3622-50 1/Scp04'97 I <br />
