CONDITIONS OF APPROVAL <br /> SA-93-25 <br /> Lino Risso <br /> Unless otherwise specified, all Conditions of Approval must be fulfilled prior to the establishment of <br /> the use and the Issuance of any building permits. <br /> This approval will expire within 18 months of the date of approval unless (1) all Conditions of <br /> Approval have been complied with, (2) all necessary building permits have been secured and remain <br /> in force, and (3) all necessary permits from other agencies have been secured and remain in force. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance Requirements. Ordinance Requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. This approval is for a two-acre agricultural waste processing facility as shown on the site <br /> plan submitted May 27, 1993. The use shall be limited to the processing of nut and fruit <br /> tree woods. <br /> b. Three parking spaces are required, including one space for the physically handicapped. <br /> (Development Title Section 9-1015.9) <br /> C. Within 60 days of the date of approval, submit an Improvement Plan showing drainage, <br /> driveway access details, on-site parking, existing and proposed utility services, and <br /> grading. Storm drainage runoff shall be retained on the site. The drainage pattern and <br /> corresponding storm drain improvements shall be shown on the Improvement Plan. A <br /> plan check fee will be required. (Development Tide Section 9-884) <br /> d. All parking spaces, driveways, and maneuvering areas shall be paved and permanently <br /> maintained to provide a durable, dust-free surface. (Development Title Section 9-1015) <br /> e. The following Uniform Building Code and San Joaquin County Ordinance requirement will <br /> be applicable and shall be incorporated in the construction plans before submittal to the <br /> Building Inspection Division: <br /> (1) Obtain building permits for the two 8-foot by 40400t cargo containers. <br /> f. A fire department access meeting certain Public Works standards is required if a building <br /> is located more than 150 feet from public access. This access shall be shown on the <br /> Improvement Plan. <br /> g. If a public water supply is not available for fire protection purposes, a static water supply <br /> shall be provided, and it shall be calculated to meet fire flow requirements for the <br /> occupancy and meet standards recommended by the San Joaquin County Fire Chiefs <br /> Association. <br /> h. Buildings shall be separated into areas less than 6,000 square feet by separation walls, <br /> or the building shall be equipped with a fixed fire protection sprinkler system. <br /> Conditions of Approval - 1 - SA-93-25 <br />
