CONDITIONS OF APPROVAL r��Etj RA-89-10 FOR SA-87-20 ISLAMIC CEMETERY OF CALIFORNIA OCT 1 1 1989 �,�,� ENVIRONIVMENTAI HEALTH 1� PERMIT/SERVICES All conditions of approval shall be complied with prior to the initiation of use . DEPARTMENT OF PUBLIC WORKS 1 . An Improvement Plan, prepared by a registered Civil Engineer , showing drainage , driveway access details , on-site parking, existing and proposed utility services , and grading shall be submitted to the Department of Public Works for approval. Drainage shall be retained on-site and calculations shall be submitted for approval. 2 . The frontage improvement for Beckman Road shall be con- structed in conformance with the standards for one-half of a 60-foot right-of-way rural street. 3 . Encroachment permit shall be required for work within road right-of-way . LOCAL HEALTH DISTRICT 1 . The proposed well must be at least 50 ' from the grave sites . PLANNING DIVISION 1 . The project site shall be landscaped as indicated on the revised site plan dated March 13 , 1989 . The perimeter of Phase I shall be landscaped with a combination of trees and shrubs . In addition, a minimum 10-foot-wide landscaped strip adjacent to Beckman Road shall be required as part of Phase 1 -A landscaping. Trees shall be a minimum of 15 gallons in size, 1 " caliper and planted at least every 25 ' . Evergreen or deciduous trees can be used; however, if Italian Cypress are to be used, they should be planted no more than 15 ' apart. Shrubs , a minimum of five gallons in size, shall also be planted between the trees. If a solid screen of Italian Cypress is preferred, shrubs may be clustered in other areas of the cemetery. The remaining area shall be planted in lawn and maintained via an automatic sprinkler system . 2 . The remaining portion of the project site , Phase II and 1 -B, may be available for agricultural use . As expansion of the cemetery is required into this area , the landscaping shall be extended in the same manner as Phase 1 -A.
