ACCESS AND CIRCULATION : The following requirements apply and shall be shown on the Site <br /> Plan : <br /> ( 1 ) Access driveways shall have a width of no less than twenty-five ( 25 ) feet for two-way aisles and <br /> sixteen ( 16 ) feet for one -way aisles , except that in no case shall driveways designated as fire <br /> department access be less than twenty ( 20 ) feet wide . LANDSCAPING : Landscaping shall be provided and comply with the following : <br /> ( 1 ) This project will be required to comply with the Model Water Efficient Landscape Ordinance <br /> Requirement per California Code of Regulations , Title 23 , Division 2 , Chapter 2 . 7 . <br /> ( 2 ) The parking area shall be landscaped as specified in Section 9 - 1020 . 5 of the Development Title . <br /> The parking area shall be provided with a minimum of five percent ( 5 % ) of landscaping within the <br /> perimeter of the parking area , not including landscaping along_ the street frontage . Three ( 3 ) trees <br /> shall be planted , evenly spaced throughout the parking lot . <br /> ( 3 ) Areas of the property which are not part of the project shall be barricaded from traffic and kept <br /> mowed and dust free . <br /> (4 ) A minimum three ( 3 ) foot wide landscaped strip , respecting the ultimate right-of-way width of <br /> East State Route 88 , shall be installed across the frontage of the parking parcel (APN : 019-050 - <br /> 03 ) <br /> h . SCREENING : Screening shall be provided and comply with the following : <br /> ( 1 ) All storage materials and related activities , including storage areas for trash , shall be screened <br /> so as not to be visible from adjacent properties and public rights -of-way . Screening shall be <br /> six ( 6 ) to seven ( 7 ) feet in height . Outside storage is- not permitted in front yards , street side <br /> yards , or in front of main buildings .
