ENVIRONMENTAL ASSESSMENT
WEBER RANCH OFFICE PARK
1555 & 1605 MARCH LANF,, 1 7
enn
STOCKTON, CA^
—NIRONMENTraL . ,i,i
PERMIT/SERVICE:,
Report Date: October 26, 1990
INTRODUCTION
This report details an environmental assessment conducted at the site of Parcel 5 and the balance of
the Weber Ranch Office Park located on the northeast corner of West and March Lanes in
Stockton, CA (Figures 1 & 2). This property (hereafter referred to as the property or the subject
site) was visually surveyed on October 10, 1990 by Stephen R. Clark, a State of California
Registered Environmental Assessor(REA-01334) from pH7 Environmental, 18211 Bollinger
Canyon Road. San Ramon, Ca 94583, (415) 831-1957.
The purpose of this assessment was to inspect the subject site for contamination by hazardous
materials designated in Title 22 of the California Code of Regulations. The survey was requested
by Mr. Ken Reiner of Moss & Craig Development in Stockton. There was no contact during the
physical survey of the property.
The property covers 13.24 acres and is zoned Planned Commercial (PC).
SUMMARY OF RESULTS
This property is currently under construction. It is in the middle of a rapidly growing, low to
medium density residential/commercial area. There is a new housing development immediately to
the north of the property and commercial strip malls to the south, west, and southwest. The land
due east of the property is open space at this time, but is scheduled for residential development.
Historically, the property has been used as farmland. Pesticides, herbicides and fungicides were
employed, but generally their accumulation would be below the level for regulatory concern.
Laboratory analysis of the surfcial soil on the property, performed as part of this assessment,
showed that pesticides were not detectable.
A BP service station exists on the corner southwest of the property. There is no evidence that the
underground tanks are leaking. Two boreholes were drilled on the subject site to test the
subsurface materials for petroleum contamination with negative results.
No occurrences of hazardous material contamination were detected during the physical survey of
the site of the Weber Ranch Office Park, 1555 & 1605 March Lane, Stockton, CA on October 10,
1990, nor during the subsurface exploration on October 18, 1990.
STUDY PROCEDURES
The site was visually surveyed by a State of California Registered Environmental Assessor from
pH7 Environmental by physically walking the entire property.
